When you are arranging meetings and appointments how well planned are they? Are you just going to meet someone for a CUPATEA? Because if you are then you could be having a Completely Uninformative Pointless Appointment which is Time Spent Earning Absolutely Nothing. I think you would agree that this is not the best use of your time and if this happens too frequently this could have a negative financial impact on your business. Your time as an estate or letting agent owner or manager is precious and is to be valued. Make sure you are spending time meeting people that could generate potential business for you such as potential vendors, landlords, developers, solicitors, financial advisors and other referral partners. Next time you are invited out for a CUPATEA have a think whether its a good use of your time. Also prepare for the meeting so you can get the maximum out of it. Don’t go along and meet that potential client and have a jolly nice chat and a drink and come away thinking they’re nice people but I didn’t gain anything from the meeting. Take time to find out about them and their business or their personal situation and make sure you give them some value and that you get some value from them. You shouldn’t always expect instant results as it is about developing business relationships. However, you have worked hard to generate the lead and arrange the meeting and that will have cost already in time or money. So make sure you prepare for every meeting and maximise the opportunities that are available with every person you meet. Don’t just have a CUPATEA.
